How it works

The wait was the problem. It’s now the solution.

Broadnook Garden Village

Leicestershire’s first garden village, set between Birstall and Rothley, around five to six miles north of Leicester city centre. Broadnook is being built around the idea that the things you need day to day should be close to home, with a nursery, primary school, shops, sports facilities, cafés and community spaces all planned within the village.

A new High Street will sit within walking distance of the homes, while Broadnook Court is planned as a lively community hub with a visitor centre, coffee shop and community hall. And with more than half of the 460-acre site dedicated to parkland, sports pitches and green space, there is plenty of room to enjoy the outdoors too.

Questions

Asked and answered

What happens to my Pfida investment?

Nothing changes. Your investment stays in your Pfida account throughout, at the published expected rate, building towards your Pfida home finance exactly as they do today. You will need to continue building your community points to ensure you meet Pfida’s eligibility criteria for purchasing the property at the end of the rental term.

What price do I buy at?

The open market value at the point of purchase, subject to a minimum sale price agreed at the start of your plan. If values rise, your refund rises too, but so does the purchase price. You will always be shown both sides of this before you sign anything.

Who is eligible?

Pfida savers who are currently renting and pass the affordability checks: your fixed rent must sit within 40% of your gross household income. Adverse credit can sometimes be considered.

Passing this check confirms you meet our criteria for referral — it does not guarantee acceptance onto the plan. Our housing partner carries out their own separate affordability and due diligence checks before you move in.

Who actually owns the home while I rent it?

The Housing provider we’re working with owns the home and you occupy it under an occupation agreement, with a contractual right to the refund. Your interest is noted at the Land Registry, and your tenancy deposit is protected in a government approved scheme. You take ownership when you complete the purchase through Pfida at the end of the plan.
